What guarantees or assurances do you provide regarding the quality and effectiveness of your canopy and tile detailing services?

We provide quality and effectiveness assurances through a documented site assessment, material-appropriate cleaning methods, trained operatives and a final inspection against the agreed scope. Where appropriate, we record the completed work and address any areas that do not meet the agreed standard, subject to the condition and limitations of the canopy or tiles.

Our assurance is that canopy and tile detailing is completed against a documented scope of work, using cleaning methods selected for the surface, with a final inspection before the work is signed off. We assess the condition and material of the canopy or tiles first, explain any limitations, and address any area that does not meet the agreed standard, subject to safe access and the condition of the surface.

Before cleaning begins, we record the main requirements identified during the site assessment. This normally includes:

  • the type and condition of the canopy, tiles, fixings, coatings and surrounding surfaces;
  • visible staining, algae, moss, grease, atmospheric soiling, bird fouling or other deposits;
  • areas requiring particular care because of age, previous damage, fragile finishes or weathering;
  • the agreed cleaning method, expected finish, access arrangements and any exclusions; and
  • measures required to protect entrances, glazing, signage, landscaping, vehicles and drainage points.

This assessment helps ensure that the promised result is realistic. Cleaning can remove surface contamination and improve the appearance of a canopy or tiled area, but it cannot restore missing material, repair cracked tiles, reverse corrosion, replace failed sealants or remove permanent discolouration caused by ageing, chemical damage or deep staining. We identify these conditions before work starts rather than presenting cleaning as a substitute for repair or replacement.

We use material-appropriate techniques, which may include controlled pressure washing, steam cleaning, soft washing or manual detailing. The method, pressure, temperature, cleaning solution and dwell time are selected according to the surface and the type of deposit. Operatives avoid using an unnecessarily aggressive process simply to produce a faster result, as this can damage coatings, grout, sealants, tile surfaces or canopy components. Where the material or finish is uncertain, a discreet test area can be used to confirm the proposed approach before wider cleaning proceeds.

Quality control continues during the work. Operatives monitor the surface response, runoff and surrounding areas, adjust the process where necessary and report defects or conditions that become visible once deposits have been removed. This is particularly important on older tiled roofs and canopies, where heavy soiling can conceal cracked tiles, loose fittings, failed joints or water-management issues.

On completion, the cleaned areas are checked against the agreed scope. The inspection considers coverage, remaining deposits, edges, corners, joints, drainage channels and any areas that required hand detailing. Where appropriate, completion photographs or service records are provided so that the result and any recommended follow-up work are clear to the responsible property manager or facilities team.

If an agreed area has been missed or the finish does not match the stated scope, we review it and arrange appropriate corrective work where the issue results from the cleaning service. This assurance does not cover newly deposited contamination, access restrictions, adverse weather, pre-existing defects, deterioration after cleaning or staining that cannot safely be removed from the material. Any such limitation is explained as soon as it is identified.

For larger commercial or industrial sites, the agreed scope, inspection findings and recommendations can also support an ongoing maintenance plan. This provides a consistent reference for future canopy and tile detailing and helps identify when cleaning, minor repair or specialist remedial work is the most suitable next step.

Our quality assurance for canopy and tile detailing is based on checking the completed work against the agreed scope, rather than promising that every surface can be restored to its original condition. After cleaning, we inspect the main surface areas, edges, joints, drainage channels and sections requiring hand detailing.

If an agreed area has been missed or the result does not meet the specified cleaning standard, we review the issue and arrange appropriate corrective work where it is caused by the service. We also record pre-existing defects, permanent staining, fragile finishes and access restrictions, so the final assessment remains clear and fair.
