Is pressure washing suitable for every commercial roof?

Commercial Scope

Encanto accepts large commercial and industrial roof and gutter projects, including large commercial gutter-only jobs, across Birmingham and the West Midlands. Residential houses are not included. The scope identifies the gutter runs, accessible outlets and building areas involved; gutter-only cleaning does not automatically include the roof covering.

Is pressure washing suitable for every commercial roof?

Commercial roofs differ in material, age and condition, so pressure washing is not automatically appropriate. A method suitable for one robust surface might damage a coating, disturb a vulnerable lap or drive water into an interface elsewhere. Membranes and manufacturer-specific systems may have particular restrictions.

Assessment considers the covering, deterioration, repairs, drainage and care guidance. Steam is not automatically safer: temperature also needs compatibility. Where appropriate, a controlled trial establishes the effect of a proposed method but does not replace assessing the roof as a whole.

Some roofs should not be cleaned until condition or composition is clarified. Suspected asbestos-containing materials require specialist assessment and remain outside this cleaning scope. Neither the roof nor rooflights should be assumed safe to walk on. Cleaning is separate from leak repair, recoating or waterproofing and cannot restore a failed covering. Provide roof records and known defects before agreeing work.
